Price

 

Customer agrees to paint, stain, etc. the home inside and out including porches and doors.  Customer should mask off windows and repair any “dings” before painting.  Customer must keep paint, stain, etc. off window frames and glass inside and out of home.  If contractor determines that there is overspray, etc. on windows, then if customer is not doing the cleaning option, Contractor may charge up to $40.00 per window to remove same.

Painting credit shall be paid to customer after first bank draw after the work has been completed – 60% for exterior and 40% for interior.

Work must be done in a timely manner so that contractor can put up gutter and downspouts.  Customer shall be responsible for any deterioration of materials due to delays in applying and or poor workmanship, low quantity or quality of paint, etc. used.

Customer shall caulk any areas missed by sider (nail depressions, holes, etc.). Customer is responsible for touchups as needed.

Detailing of home that the contractor normally makes effort to do is now the responsibility of the customer.  This is not required to pass final inspection, but of course will make the final product look great!

The customer assumes responsibility for the following:

Drywall & texture repairs of any kind and regardless of who or why damaged. (Example: Finish carpenters most likely will “ding” drywall doing their work)

Caulking, paint touchups, spackling, staining of any new wood edges, nail pops, tape seam repair if any.  Putty “missed” finish nail holes.  “Bondo” front door dents, etc.

Customer to establish, in writing, reasonable deadlines to accomplish work. Contractor will schedule subs based on this written schedule.  If customer fails to meet schedule, contractor will stop his schedule and charge a $500 restart fee when customer accomplishes the work scheduled.

Customer assumes the responsibility of the warranty regarding drywall cracks repairing or replacing any labor or materials customer provided.

Note on Superior Package Credit:  We are spending more on cabinet and electrical wiring and finish carpentry so credit might not be as large as you think just based on appliances.

Use “Faux” simulated wood and smooth (not 6 panel) simulated wood doors, trim, etc.
Deduct $1500-$2500 per home

 

 

 

Put MDF in lieu of stained wood – this would need to be painted by customer, also the 6 panel doors are primed, ready to paint by customer.

Customer understands to paint said millwork properly, nail holes, joints, etc. need filled, sanded, caulked and generally prepped for painting, including masking.

This deletion only available if customer is doing all the painting.
